We are state licensed residential real estate appraisers. We perform residential real estate appraisals for mortgages, home equity loans and to establish value for a sale, divorce or estates.  We also do appraisals for the VA, FHA, USDA and other government agencies.  We do appraisals for many lenders and as well as individuals.  We appraise most any type of residential properties; single family homes, duplex to fourplex, manufactured home, modular home, town home, condo, and vacant residential lots or land.  We do not appraisal any types of commercial property. 

 

About

Melanie Burkeen Petter

Melanie is a certified residential real estate appraiser with over 30 years of experience, licensed in Kentucky and Illinois. She founded Burkeen Appraisals in 2000 after working as an associate appraiser for five years. Specializing in luxury homes, she serves a wide range of clients including national mortgage lenders, attorneys, and individuals. She's also a licensed Realtor since 1997 and mentors an associate appraiser on her team.

Melanie is deeply involved in her community. She served 13 years in school leadership roles, including five years on the McCracken County School Board, where she helped lead initiatives in policy, hiring, and student career readiness.

She's an active member of several organizations, including the Paducah and Egyptian Boards of Realtors, Grace Episcopal Church, the VFW Auxiliary, the Paducah Chamber of Commerce, and the 2025 Paducah Chamber of Commerce Small Business Cohort.

Known for her reliability, professionalism, and strong communication skills, Melanie is passionate about her work and her community.

 

Callie Dodson

Callie is an Associate Appraiser at Burkeen Appraisals and a proud Marshall County native. She’s a graduate of Marshall County High School, where she met her now-husband, Dylan. She has a lovable pup named Scotty and enjoys traveling, playing golf, and spending time with family and friends.

Callie is committed to both personal and professional growth. She earned her bachelor’s degree in public health with a minor in Communication from the University of Louisville. Her journey in real estate appraisal began in 2021, and she officially joined Burkeen Appraisals in 2022.

Callie is actively engaged in her community and professional development. She was a member of Leadership Paducah Class #37 through the Paducah Area Chamber of Commerce and is part of the 2025 Small Business Cohort.


 

Martin Wurth

Martin was born and raised in Paducah, Kentucky, and is channeling his drive and experience into his new role as an Associate Appraiser. Martin is married to Sarah Wurth, an educator at Hendron Lone Oak Elementary, and together they have a six-year-old son, Kolton. Outside of work, he enjoys playing golf, spending quality time with friends and family, and cheering on UK sports.

Martin previously held a managerial role at Metronet, where he developed his leadership skills and expertise in team oversight, operational efficiency, and problem-solving. He is a dedicated individual with a passion for growth and he brings a wealth of experience and a strong work ethic to this career path. With a solid professional foundation and a commitment to excellence, Martin is eager to excel in the appraisal industry and make a meaningful impact!

 

Charlee McManus

Charlee is the Administrative Assistant at Burkeen Appraisals and a graduate of McCracken County High School. She attends West Kentucky Community & Technical College and is currently pursuing a business degree. With a strong focus on organization and communication, she plays a key role in keeping the office running smoothly while continuing to grow professionally.

In high school, she was an honors graduate and received an academic award in cheerleading as well as a record-keeping award in FFA - achievements that reflect her work ethic, leadership, and attention to detail.

Outside of work and school, she has a passion for thrifting and decorating. She enjoys finding unique pieces and giving them new life through her antique booth at The Shed.

She is a member of Spring Bayou Church and was also involved in a leadership and development club. Whether supporting her team, styling a space, or serving her community, she brings creativity, dedication, and heart to everything she does.

What to expect at your appraisal appointment?

 

 At your appraisal we will measure the exterior of your home unless it is the second story.  Frequently interior dimensions are taken to ensure accuracy of the second floor gross living area.  After obtaining accurate dimensions we will covert the dimensions to a sketching program to develop the gross living area.  We also take pictures of every room in the house as well as exterior pictures.  Some lenders require interior photos of accessory buildings, deferred maintenance and or recent improvements made.  We also like to have a detailed list of recent improvements if any have been made. The appraisal appointment time will vary depending on the size of your home.  The larger the home the longer it takes, likewise, a smaller home may take less time.  Typically, we try to work on the appraisal report the day after the inspection.  We research the area, look for recent sales and consider active listings as well as environmental, physical and functional impacts.

A fee schedule will be emailed to you at your request.

 

Fee's will vary depending on the product ordered and the area in which the property is located.  Many lenders, AMC's and government entities have set fees which are customary for the area.  If you are using a lender, they will disclose the appraisal fee to you.
